Golf North Community Annoucements

The Annual Meeting of the Golf North Property Owners Association will be held at Carolina Trace Country Club Tuesday, March 21, 2023, at 7:00 PM.

 At the meeting, topics will include budget updates (including funding the reserves), Road & Grounds project, CTA information, a new board member, voting on combined lots for Rules and Regulations, and much more.

Enclosed in this mailing, you will find a ballot to vote on combined lots via conveyance. After legal advice and to prevent a loss in future revenue for Golf North POA, we must change the wording in our Rules and Regulations regarding owners of two or more lots. In recent months, residents have tried to combine their lots to prevent them from paying for the additional lot in their annual assessment. Current language protects GN POA from this practice. CTA will bill us for each lot based on how many lots were purchased.  Those lots are defined by the original plat of survey for Carolina Trace. Therefore, the community would have to cover those fees by dividing the number of lots affected by the number of owners increasing annual assessments for all other lots. Currently, approximately 43% of annual assessments are paid to CTA.

The conveyance would not affect current assessments given the following language:

SECTION 1. PROPERTY OWNERS’ ASSOCIATION

  1. Each property owner, by acceptance of a conveyance of a lot within Golf North, whether or not it shall be expressed in any such deed or conveyance, shall be deemed to covenant, and agree to pay .Only future owners of those combined lots would be affected, per the legal interpretation and precedent set by state court cases involving this topic.
  2. The language would be changed to:SECTION 1. PROPERTY OWNERS’ ASSOCIATIONEach property owner, by acceptance of a conveyance of a lot within Golf North, whether or not it shall be expressed in any such deed or conveyance, shall be deemed to covenant, and agree to pay.A lotshall run with the land and shall be binding upon all and recorded in Book 305, Page 807 of the Lee County Registry
  3. .Ballots can be mailed via US mail, delivered to the Golf North mailbox by March 21 at 5:00 PM, or delivered by the owner at the meeting on March 21. No proxies are allowed, nor can you turn in ballots for your neighbors.If you have any questions, send them to golflnorthboardmembers@gmail.com
