Builders Requirements

Requirements Prior to Clearing a Lot:
1. All utilities must be marked (sewer, water, electrical, phone lines and cable).
2. Lot has to be surveyed and staked out.
3. No clear cutting (unless approved by the Architectural Committee).


Requirements after lot Clearing:
1. The footprint of house has to be laid out so the AC can measure the setbacks.
2. Put silt fences up.
3. Put up doc box
4. Provide a dumpster and port a potty on the lot.

When construction starts:
1. The construction area has to cleaned up at the end of workday.
2 Put in gravel for parking cars. If no room cars can be parked at the pool parking
lot.
3. If mud and debris is on the road it has to be cleaned up. If not done a fine
will be assessed.
4. The front of the house has to be a minimum of 50ft. to coincide with other homes.
5. The main floor enclosed heated area of no less than 1500 sq. ft.
6. Hours of work M-F 8:00 to 6:00 March- Oct. Nov. -Feb 8:00-5:00.
Saturday work only by approval of the Architectural Committee.
7. Crawl space and basements only, no slabs.

The above are just few of the requirements, other instruction are in the Construction Guidelines that you received with the Construction Indemnity Agreement. It would be in the best interest if the builder and project manager read all of the information.
